All information is collected from the county or auditor's office to complete the property information.

Current/ Delinquent Tax Information

We are a provider of tax services to title agents, underwriters and vendor management companies.

  • We thoroughly verify real estate tax information through online research and through verbal verification over the phone. This includes assessment, payment, delinquency and due date verification. We also verify for other additional taxes that may apply to the subject property (city, town, school, etc).
  • We provide the latest tax information with delinquency, Foreclosure, Tax sale/Lien and Bankruptcy details with redemption amounts back to all delinquent periods as applicable for the real properties.

Settlement Services

Loan Payoffs: Upon receipt of the borrower’s authorization, we will request payoff from the financial institution and track the turnaround time. We will notify you when we expect the loan payoff or in case of any circumstances that would delay the payoff or actually attaching the same in your software.

Settlement Statement (HUD): We prepare HUD settlement statement based upon lender’s closing instructions and the requirements of the title insurance commitment. We will provide the preliminary HUD settlement statement to the lender and/or investor for approval prior to the physical signing, if necessary. We use the closing instructions provided by the lender to the Title Company to complete the statement overnight.
